Professional Stucco Contractors in Kelowna, BC
When it comes to stucco, whether for your home or commercial building, there are many choices for materials, colours, textures and even moisture protection. If you are simply looking for Stucco Repairs or contemplating what type of exterior finish you would like for a new build, as Kelowna’s Stucco Contractor of choice, we will help you make those decisions a little easier and less confusing.
Here is an overview of the types of stucco systems and some of the differences between them, types of stucco finishes and Colours Available. The main types of stucco systems look remarkably similar when finished but are actually quite different in application and moisture control. The most traditional and widely used methods are the Hard Coat Systems. New advances in technology, and gaining in popularity, is the Exterior Insulation Finishing System (EIFS).
Hard Coat Stucco Systems are cement based which lends to the name “hard coat”. In most cases they have a base coat of cement that is applied before the finish coat. Hard Coat can be applied as a 3 coat or as a 1 coat system.
3 Coat Stucco: Typical three-coat stucco system consists of a water barrier (15# Roofing Felt or Tyvek®), wire, scratch coat and brown coat as a base coat, and a finish coat (primer coat may need to be applied).
1 Coat Stucco: Typical one-coat stucco system also uses a cement base coat but is only 3/8″ thick instead of 7/8″ thick like three coat system. The process is similar to the three-coat system but uses EPS foam in place of a scratch coat.
Hard Coat Advantages: Lower Cost, Durable, Impact Resistant, Fire Resistant, and Many Finishing Options.
Exterior Insulation Finishing System Stucco does not rely on a hard base coat but instead is thinner layers of modified materials that make up the EIFS cladding. Each manufacturer has their own special system having small differences between layers however, the fundamentals are essentially the same. Typical EIFS Systems are composed of an adhesive on the substrate, foam insulation board, a base coat containing mesh fibre for strength, and a finish coat designed to keep out water. If desired, you can also add an additional moisture barrier layer to the substrate.
EIFS Advantages: Better water resistance and higher insulating value. EIFS assemblies are designed to keep water out, whereas a hard coat stucco system absorbs water which then leaves the system through evaporation and/or through the weep screed.
Stucco Finishes That Elevate Your Home’s Look & Protection
Types of Stucco Finishing Material:
There are different types of finishes that are available all with their own advantages and disadvantages. Most finishes can be customized to achieve the exterior stucco “look” you want.
• Cement Based Stucco Finish:
Made from a white Portland cement instead the dark gray used on the base coats of a hard coat system. White is used so that colour can be added to get an even, consistent colour in the finish coat.
• Acrylic Stucco Finish:
Made of acrylic with an aggregate added in order to achieve a desired look. Try to visualize the highest quality exterior paint but the material will be much thicker and stickier than the paint would be.
• Synthetic Stucco Finish:
Made up of acrylic with added Moisture Block added. Synthetic Finishes are typically used in EIFS systems.

FAQ About Stucco in Kelowna
Is stucco a good exterior finish for homes in Kelowna, BC?
Yes, stucco is well-suited for Kelowna’s climate when installed properly. It performs well in hot summers and cold winters, offering durability, fire resistance, and strong insulation value. Proper moisture management and professional installation are key to preventing cracking or water intrusion during freeze-thaw cycles common in the Okanagan.
How long does stucco last on a home in Kelowna?
Quality stucco can last 40–60 years or more in Kelowna when maintained correctly. Factors such as proper installation, weather exposure, and timely repairs all impact longevity. Regular inspections and sealing minor cracks early help extend the life of stucco in local conditions.
What causes stucco cracks in Kelowna homes?
Stucco cracking in Kelowna is often caused by seasonal temperature changes, building settlement, or moisture expansion during freeze-thaw cycles. Small hairline cracks are common and usually cosmetic, while larger cracks may require professional repair to prevent water damage behind the stucco.
Can damaged stucco be repaired, or does it need full replacement?
In most cases, stucco damage can be repaired without replacing the entire exterior. Localized cracks, impact damage, or woodpecker holes can often be patched and blended to match the existing finish. A full replacement is typically only recommended when widespread moisture damage or improper installation is found.
How much does stucco repair or installation cost in Kelowna, BC?
Stucco costs in Kelowna vary based on the size of the project, the type of finish, and the condition of the existing exterior. Minor repairs may be relatively affordable, while full installations or remediation projects require a more detailed assessment. A professional on-site inspection provides the most accurate pricing for Kelowna homes.
What Kelowna Homeowners Say About Our Stucco Work
We hired Stucco Kelowna for stucco repairs on our home and couldn’t be happier with the results. The team was professional, showed up on time, and explained the entire process clearly before starting. The repairs blended perfectly with our existing exterior, and the workmanship was top-notch. If you’re looking for reliable stucco contractors in Kelowna who take pride in their work, I’d absolutely recommend them.
Had a great experience with Rob (technician) and the office team. Rob did an excellent job on a window we had leaking do to stucco shrinkage. He was able to get a close colour match, infill above the window where we removed an awning, and patched those holes as well. To top it off he sealed the whole window with new transparent caulking to provide a waterproof seal.
We have a three-building condo complex and try to maintain our property each year with miscellaneous repairs. Frequently, the annual repairs are not significant in scope, but Eddy reviews our work plan and has always provided professional service and solid solutions. We have always been treated fairly and receive great value. We consider Eddy to be a part of our service team and have no hesitation in recommending him to anyone wanting a professional job.
